De a Lakás külön is bérbe vehető! A lakásbérleti díj nem tartalmazza a havonta a Bérbeadónak fizetendő 50.000 Ft / hó mértékű rezsi átalányt (amely tartalmazza a társasházi közös költséget, a közüzemi díjakat, valamint a már megkötött lakásbiztosítás díját). A rezsi átalányt a Felek félévente az aktuális, havonta a Bérbeadónak diktálandó víz, gáz, villany fogyasztás függvényében felülvizsgálják.

Dohányzás csak az erkélyen megengedett, a Lakásban tilos. Kisállat a Bérbeadóval való megegyezés függvényében hozható, magasabb kaució ellenében.

Long-term rental in Budapest’s 14th district, on Erzsébet királyné útja: a 45 m² apartment in like-new condition, featuring 1 full room (living room-kitchen-dining area) and 1 half-room (bedroom), with plenty of natural light and a balcony. A parking space of 16.19 m² in the Condominium’s underground garage (-1st level) also belongs to the Apartment, which can be rented separately to it (“Parking Space”), as well as a lockable storage unit of 5.76 m² on the ground floor, that can also be rented separately (“Storage”).

The Apartment has a bathroom with a shower stall, and the toilet is located in a separate room. The Apartment is heated by central heating; the doors and windows are made of plastic, and the windows are equipped with blackout curtains and shutters. The Apartment is fully equipped with air conditioning, a dishwasher, a built-in rangehood, an electric stove, an oven, a microwave, and a large refrigerator. In addition to the built-in closet, the other movable furniture shown in the photos (bed, nightstand, dresser, shelf unit, dining table, coffee table, garden furniture on the balcony) are also part of the rental, so the Apartment is essentially fully furnished and ready to move into immediately. You won’t have to look for street parking anymore, as a great parking space is provided in the underground garage, and you can even rent an extra parking space in the courtyard from the Condominium for a second car!

Nurseries, kindergartens, schools, hospitals, grocery stores, a shopping center, a market, and the M3 highway are all within easy reach, and it’s also an ideal choice in terms of public transportation: Mexikói út – M1 metro, tram lines (3, 62, 62A, 69), and bus lines (3, 32, 5, 69, 973, 973A) are all within walking distance.

The monthly rent for the Apartment is HUF 250,000 / month, but the Parking Space in the underground garage can be rented to it for HUF 35,000 / month, and the Storage on the ground floor can be rented for an additional HUF 15,000 / month, so the combined monthly rent for the Properties (Apartment + Parking Space + Storage) shall be HUF 300,000 / month. But the Apartment can also be rented separately! The apartment rent does not include the monthly flat-rate utility fee of HUF 50,000 / month payable to the Landlord (which covers the Condominium’s common costs, utility charges, and the fee for the already-purchased home insurance). The flat-rate utility fee shall be reviewed by the Parties every six months based on the actual monthly water, gas, and electricity consumption to be reported to the Landlord.

Smoking is permitted only on the balcony; it is prohibited inside the Apartment. Pets are allowed subject to the Landlord’s approval and upon payment of a higher security deposit.

Bezirk von Budapest, in der Erzsébet királyné útja: eine 45 m² große Wohnung in neuwertigem Zustand, bestehend aus einem großen Raum (Wohnzimmer-Küche-Esszimmer) und einem kleinen Zimmer (Schlafzimmer), sonnig, mit Balkon, im 3. Stock. Dazu gehört ein 16,19 m² großer Parkplatz in der Tiefgarage der Wohnanlage (-1. Stock), das separat dazu gemietet werden kann („Parkplatz“), sowie ein abschließbarer Abstellraum von 5,76 m² im Erdgeschoss, das ebenfalls separat gemietet werden kann („Abstellraum“).

Das Badezimmer der Wohnung verfügt über eine Duschkabine, das WC befindet sich in einem separaten Raum. Die Wohnung wird mit Zentralheizung beheizt, die Fenster und Türen sind aus Kunststoff, an den Fenstern sind sowohl Verdunkelungsvorhänge als auch Rollläden angebracht. In der Wohnungsmiete ist die monatliche Nebenkostenpauschale in Höhe von 50.000 HUF / Monat, die an den Vermieter zu zahlen ist, nicht enthalten (die die gemeinsamen Kosten der Wohnanlage, die Versorgungsgebühren sowie die Kosten für die bereits abgeschlossene Wohnungsversicherung umfasst). Die Nebenkostenpauschale wird von den Parteien halbjährlich auf der Grundlage des aktuellen, dem Vermieter monatlich mitzuteilenden Wasser-, Gas- und Stromverbrauchs überprüft.

Das Rauchen ist nur auf dem Balkon gestattet, in der Wohnung ist es verboten. Haustiere sind nach Absprache mit dem Vermieter und gegen eine höhere Kaution erlaubt.
